Q I work overseas. Do I have to be in Bangkok to have the renovation works carried out ?
A No you do not. We can help you whether you are in Bangkok, or overseas. We have helped many clients over the years that are not able to be in Thailand, due to busy schedules or overseas work. We talk to the management company, liaise with kitchen companies and keep in regular contact via email, telephone, Whats app or any other, easy to use form of communication. We also send photos of the various stages of renovation works and keep you fully updated. All we need is the key, first stage payment, permission to start works from you and the juristic management company.
Q You do full renovation and remodeling of old and new condo’s ?
A Yes we do full renovation of property in Bangkok. We have helped clients with both old condo units and also the remolding of new condo’s. Q Do you do all sizes of property and can you do only one room in a condo or house ?
A Unfortunately, due to the mobilization of our team and the way we are structured, we are unable to take on any renovation that is below the size of 80 sqm. So if your condo or house is more than 80 sqm in size we can help. Most of our jobs are complete renovations of condos and houses of between 80 sqm to 500 sqm in size. We do not do one room remodels or only painting. We are an interior renovation team and construction contractor. We do complete renovations.
Q How long have you been doing renovation and construction in Bangkok ?
A The company is a registered Thai company and been in business for over 15 years. The main members of the construction team have been involved in renovation and construction in Thailand, for over 20 years; our project manager has been involved for over 20 years. Q How long does a condo renovation take to do ?
A We will provide you a time frame once all the interior design drawings are completed. It varies according to the size of condo or house, the days the management allows us to works and the works itself. On average a medium size condo takes 3-4 months once actual renovation works start. Large condo’s can take 6-8 months for a full renovation. But as mentioned each job is different, which is why we provide you the approximate completion date and time scales in our agreement. Some condo developments are restrictive on the hours that can be worked so all this needs to be know before providing a guide on the time taken to renovate your property.
Q How is your pricing ? Are you expensive ?
A No we are not expensive and provide a very good service for the works we do. We always strive for value for money, but at the same time always strive for excellent quality too. We have been in business for over 15 years and know what is required to do it properly.
If you are looking for the cheapest, lowest prices, then we are not the company for you. As that is an area of the market full of problems and quality very much suffers due to low prices paid. We also have a professional construction project manager with many years of experience. Which is the only proper and professional method of renovation. Over the years, we have helped many people, who are very happy with our service. They trust us and have confidence in what we do and the price we do it at.
Q Your Quotations are free. When do I have to start payments ?
A When you have decided to go ahead and signed our standard renovation agreement, you make the percentage deposit payment and we start works at an agreed date with you. The payments you make are fair and clearly written into the renovation agreement. They are in multiple stages and you pay when we inform you the stage of works is completed.
Q You can help with the interior design ?
A Yes. Over the years, we have worked with different interior designers. We can put you in contact with a highly experienced English speaking Thai interior designer, who has worked both in Thailand and overseas. So he is well accustomed to international design, different styles and requirements. You can develop ideas and designs with us. At the end you will receive professional 3D renders of rooms, detailed drawings for built in furniture and all that is required to carry out the renovation works. The interior designer will also visit the renovation site to discuss with you if you require, liaise with the kitchen company, talk to our team and help with advice when needed.
Q So first step is interior design in renovation ?
A Yes. To do the works correctly and for you and us to know what to do, we require the interior design drawings. We quote for this separately at the beginning and then once they are completed, provide a free quotation for the actual renovation works. If you require help with loose furniture, curtains/blinds, please let us know and our interior designer will include this in our scope of works.
Q If I have interior design drawings already finished, can you still help me ?
A Yes. You do not have to use our interior designer. If you have your own interior designer and have finished interior design drawings already, no problem at all. Please just send us the finished drawings and we can provide a quotation to do only the renovation and remodeling works.
Q Do you insure my home during renovation works period ?
A Yes. It is very important any contractor insures the project works during the renovation period. It protects you and them for any unforeseen problems. We include this in all our projects. It does not insure your loose furniture or any personnel belongs. These are removed from the condo before works start. Most client’s condo’s or house’s are empty when we renovate them. They only leave behind anything they want us to remove and throw out. Do remember that your property should be independently insured by you for its full value too.
Q On completion of the works, can I inspect and ask for any issues to be resolved ?
A Yes you can. In fact we ask you to and are happy for you to do so. If you are not available to do so, we can send you photos of the completed works. We want you to be happy. If there are any faults or issues with our works that are a fair and reasonable request, we will resolve it. As with any professional construction or renovation project in Thailand or overseas, the contractor should ask the client to inspect. It is often called the ”snagging”. We allow one inspection and one list of any snags. The renovation team then corrects the points in the list. Then the project is completed. Final payment is made and you can take possession of the property. Lots of happy customers !
Q Custom furniture maker. Can you make custom furniture ?
A Yes we can. The team has the ability to manufacture furniture and custom make furniture. Let us know what the furniture is you require. If you have drawing designs please send them to us. We can only make custom furniture if we have the professional detailed drawings. The interior designer is normally the person who will do this.
